Exterior paint protects siding and trim by keeping liquid water out of the material while still allowing vapor to escape, and by blocking the ultraviolet light that breaks surfaces down. It only does that job when three things are right: the surface was prepared so the coating can bond, enough film went on, and the product suits the material underneath.
That third requirement is where most exterior projects go wrong, because wood, engineered wood, fiber cement, vinyl and aluminum each behave differently. On vinyl in particular, the wrong color choice does not simply fail cosmetically. It can physically deform the siding. Below is what each material needs, where water actually gets in, and the one place people caulk that they should not.

That last row is worth pausing on. Brick in a freeze-thaw climate can be damaged by a film-forming coating that traps moisture inside the masonry. Painting brick is a decision that needs a better reason than appearance, and once done it becomes a recurring maintenance commitment. Wood Siding and Trim Is the Most Demanding
Research from the USDA Forest Products Laboratory sets clear expectations for wood, and the numbers assume a full three-coat system of one primer and two topcoats.

Four things determine whether you reach those numbers.
Prime promptly after exposing bare wood. The Laboratory found that identical panels painted after different periods of sun exposure lasted dramatically different lengths of time. Panels primed with no prior exposure were still sound at 20 years. Panels exposed one week began peeling at 13 years. Panels exposed 16 weeks needed refinishing within three. Ultraviolet light breaks down lignin, the natural glue holding wood cells together, within hours at the surface, so a primer applied later bonds to cells that are no longer attached to the board.
Seal the end grain. Liquid water enters wood through end grain roughly 100 times faster than through the face of a board. The Laboratory calls sealing all end grain probably the single most valuable improvement available in standard construction practice.
Coat at the right moisture content. Wood outdoors under cover typically cycles between about 12 and 14 percent moisture content, and decay becomes a risk above 20 percent. Painting wet wood traps moisture and produces blistering and peeling.
Check for decay before coating over it. Decay often develops in the middle of a board while the surface still looks sound. A small-tipped screwdriver probe finds it. Decayed wood does not hold paint, and paint is not a preservative.
Two further cautions on older wood. Knots and the extractives in cedar and redwood need a stain-blocking primer, because additional topcoats will not stop bleed-through. And never use steel wool or steel wire brushes on tannin-rich woods such as cedar, redwood or oak, since trace iron reacts with tannins to leave blue-black stains that are very difficult to remove.
Vinyl Has One Rule You Cannot Break
Vinyl siding is the most common exterior cladding in the country, and painting it carries a constraint that has nothing to do with adhesion.
Sherwin-Williams states the mechanism plainly in its own technical guidance. When vinyl is repainted a darker color than the original, the darker paint absorbs more of the sun’s heat and transfers it to the substrate. The vinyl expands dramatically and cannot contract back to its original dimensions. The result is warping, buckling and permanently distorted panels.
The rule that follows is simple: unless you are using a purpose-built vinyl-safe palette, paint vinyl siding no darker than the original color. Whites, off-whites, pastels and other very light colors are the safe choices.
Vinyl-safe color lines exist to widen that range. Sherwin-Williams offers a VinylSafe palette of around 100 colors, including a limited selection of darker shades formulated to resist warping on sound, stable vinyl, usable with several of its exterior latex products. Benjamin Moore maintains a comparable vinyl-safe palette. These palettes work because heat absorption is governed largely by how much light a color reflects, so the approved colors are constrained toward the reflective end of the scale.
Three other requirements apply to vinyl:
- Use a 100 percent acrylic product. Acrylic flexes with the panel as it expands and contracts through the seasons. Oil-based products are the wrong chemistry for vinyl entirely.
- Wash thoroughly first. Chalk and mildew on aged vinyl prevent adhesion, and coating over them produces peeling within a couple of seasons.
- Apply two coats. One coat does not reach the film thickness the product was tested at.
Fiber Cement, Engineered Wood and Aluminum
Fiber cement is stable and durable, and its weak points are the cut edges made on site and the joints between boards. Field-cut edges need sealing before installation or coating, and the joint detailing matters more than the paint. Follow the manufacturer’s system, because coating requirements differ between a factory-primed product and a factory-finished one.
Engineered wood siding behaves like neither solid wood nor fiber cement. Water entry at cut edges and fastener penetrations is the common failure, so sealed edges and manufacturer-approved coatings matter more than product brand.
Aluminum siding almost always arrives chalking. The powdery surface is degraded binder, and it acts as a release layer for anything applied over it. Aluminum needs a genuinely thorough wash to remove all of it, followed by a bonding primer, and an adhesion test is worth doing before committing to a whole house.
Where Water Actually Gets In
Coating failure concentrates in predictable places, and they are almost all horizontal or end grain.

If your paint is failing in a pattern rather than uniformly, the pattern is the diagnosis. Peeling only below one window means the sealant or flashing at that window has failed, and recoating without fixing it wastes the work. Caulk Is Not a Universal Answer
This is the most common well-intentioned mistake on an exterior, and it makes things worse rather than better.
Caulk belongs where two materials meet and water could enter from above or the side. It does not belong anywhere the assembly is designed to drain.
Caulk these: vertical joints between trim boards, the sides and top of window and door casings, joints where trim meets siding, gaps at corner boards, and penetrations for pipes, vents and fixtures.
Do not caulk these: the bottom edge of horizontal siding laps, weep holes and weep slots in window frames, the bottom of window trim where the assembly is designed to drain, or the gap where siding meets a roof surface.
The reason is that walls are designed to shed water that gets past the outer layer. Sealing the drainage path does not keep water out. It keeps water in, and trapped water behind a sealed wall causes rot faster than the original gap ever would have.
One more rule: failed caulk gets cut out and replaced, not layered over. New caulk applied on top of a split bead follows the split within a season, and it also has to cure before painting or the bead will crack when the film shrinks.
Trim Takes More Punishment Than Siding
Trim fails before siding on most houses, and the reasons are structural rather than related to product quality.
Trim has more end grain per square foot than siding does. It includes horizontal surfaces such as sills and fascia that hold water rather than shedding it. It sits at joints where two materials move against each other. And it usually projects, which means more sun exposure on the upward-facing surfaces.
The practical response is to treat trim as a separate scope with its own standard: prime every cut end before installation, seal end grain, apply primer plus two topcoats rather than accepting a single finish coat, and inspect sills and fascia every year rather than every repaint cycle. Knowing When to Repaint Rather Than Patch
Three signals mean the exterior needs a full cycle rather than spot repair.
- Chalking across whole elevations. Rub a hand on the siding. If it comes away powdery, the binder has broken down and the film is at the end of its service.
- Peeling on more than a small percentage of an elevation. Scattered spots are repairable. Widespread peeling means the bond has failed generally.
- Bare wood showing anywhere. Once the substrate is exposed, the clock is running on decay rather than on appearance.

What This Climate Adds
Two conditions here accelerate exterior failure.
Freeze and thaw. Water that reaches a crack or an open joint in November freezes, expands and widens the opening before spring. Each cycle admits more water than the last, which is why small openings become large ones quickly in this region and why the spring inspection matters more here than in milder climates.
Older housing stock.
